PROPERTY INTELLIGENCE · A CLEARER NEXT MOVE

Find the opportunity.
Understand the deal.

Bring property research, assignment economics and buyer requirements together. Build a clear brief before you commit.

01 / Research02 / Evaluate03 / Review04 / Track

BUILT AROUND REAL WORK

A workspace for investors,
with respect for sellers.

Explore owner-submitted opportunities, evaluate your own assumptions and use qualified professionals for the transaction. No income outcome, buyer availability or closing is guaranteed.

YOUR DEAL WORKSHEET

Does the deal hold up?

Enter your own numbers. This worksheet is for an assignment scenario, not a double closing. All values are USD. Estimates are not verified appraisals.

01 / Property & source

02 / Assignment & buyer economics

Buyer acquisition cost = seller contract price + assignment fee. Include financing, taxes and insurance in holding costs. Your costs are separate from the buyer’s project costs.

03 / Buyer criteria

Record a buyer’s stated requirements. This is a checklist, not a connected buyer network.

04 / Due diligence & inherited property

These are your review reminders, not a legal clearance or automatic verification.

Ohio residential wholesaling

Ohio’s covered transactions require a separate signed disclosure before a binding purchase contract. Ask your attorney to apply the current requirements to your transaction.

Read Ohio Revised Code §5301.95 ↗

Other jurisdictions may have different rules. This worksheet does not produce the required disclosure.

THE PROPERTY HUB FIELD GUIDE

Six steps. Better questions.

Original short lessons to help organize your first review. No paid community or live coaching is included.

01 · Understand the transaction

An assignment transfers contractual purchase rights where permitted. It does not mean you already own the house. A double closing is a different transaction with additional funding and closing costs.

Your next action: Write down your intended structure and ask a local real estate attorney what your role permits.

02 · Source with permission

Use seller-submitted opportunities, licensed data and listing sources you are permitted to use. Confirm that a listing is current. A public listing does not grant permission to reuse photos or scrape a database.

Your next action: Record the source URL and verification date. Ask about access and who is authorized to negotiate.

03 · Support the numbers

A large discount is not evidence of a good deal. Compare similar recent sales and build repair, holding, financing, resale and contingency budgets. An asking price is not a verified valuation.

Your next action: Use the worksheet below and request a contractor estimate. Check the lower-resale / higher-repair scenario.

04 · Respect inherited-property sellers

Families may need time, independent advice and help understanding options. Confirm who has legal authority to sell before discussing a binding agreement. Avoid pressure or assumptions based on bereavement.

Your next action: Use the inherited-property checklist with the estate’s representative and title professional.

05 · Prepare for professional review

Summarize commercial terms and open questions first. Required disclosures and executable agreements must be reviewed for the property’s jurisdiction and circumstances.

Your next action: Download your deal brief for review. It is not an offer, contract or statutory disclosure.

06 · Qualify buyers and close

Compare a buyer’s stated market, budget and property criteria. Confirm funds and closing capacity independently. A match does not guarantee a purchase or an assignment fee.

Your next action: Track deadlines in your acquisition pipeline. Record actual expenses and collected fees only after closing.
