BUILT-IN MANAGEMENT COST COMPARISON
Look beyond the percentage.
Compare up to three fee structures using the same rent assumptions. The starting 8%, 10%, and 12% are editable examples, not provider quotes or market averages.
All fee fields cover the entire property or portfolio entered above. Zero means you have entered no allowance for that fee. The first-year estimate includes 12 months of management and recurring extras, plus setup/leasing and annual extras. It excludes repairs, property taxes, insurance, debt payments, and any costs not entered. Compare service quality and contract terms alongside price.
Your comparison stays in this browser unless you download it. “Save on this device” stores it locally; it does not send a quote request or save to your Property Hub account.
BEFORE YOU CHOOSE
Make the first conversation count.
Ask each company the same questions so the proposals are easier to compare.
Read All Property Management’s hiring guide ↗What does the fee actually include?
Ask about leasing, renewals, setup, inspections, maintenance markups, vacant-unit charges, minimum fees, and cancellation. Confirm whether the percentage applies to scheduled or collected rent.
Who handles the day-to-day work?
Confirm rent collection, tenant communication, repair approvals, emergency coverage, monthly reporting, and who your direct contact will be.
Does your team fit this property?
Discuss your property type, location, unit count, and goals. If housing vouchers are part of your rental strategy, ask about local housing-authority processes, inspections, and experience.
How can I verify the company?
Request relevant license details, proof of insurance, references from similar owners, and a written management agreement to review before signing.
